# Post renovation cleaning in Singapore: what to check first, what it costs, who to call

Post-renovation cleaning is a deep clean of construction dust and debris after a flat's renovation works are finished, covering surfaces and corners a routine clean does not reach, done before furniture and belongings move in. Getting the timing and the scope right matters more than picking a cheap package: book it before the dusty work actually stops, or leave out a surface the quote never named, and you end up paying for a second visit.

## What to check first

What to check before booking: confirm with the renovation team when cutting, sanding and rectification work will actually end, and leave room to inspect the finished flat before booking the clean, rather than fixing a date in advance. Not the date the contract says the whole job finishes, but the date the dust-generating work actually stops — a clean booked before that date usually has to be repeated.

Walk the flat room by room before you book and list every surface: floors, skirting, accessible windows, cupboard interiors, doors, bathroom and kitchen fittings. Note anything unusual — natural stone, timber, coated glass, protective film still on new fittings — since these need to be named in the quote, not assumed. Tell the cleaner about natural stone, timber, coated glass and other sensitive new surfaces before they start, and ask for an inconspicuous test where a chemical treatment could affect the finish. Do not let anyone mix cleaning chemicals or use an aggressive remover on a surface without checking compatibility first.

Ask who is removing leftover construction debris. Rubbish hauling, high external windows and specialist stain removal often sit outside a standard deep-clean package and need to be arranged separately.

## The likely reasons a clean is needed, in order

**Fine construction dust in places a routine clean misses (most common).** The most likely reason a post-renovation clean is needed at all is fine construction dust from cutting, sanding and drilling settling into cupboard interiors, window tracks and skirting during the works, not just visible surface dirt. Safe check: open a few cupboards and check window tracks yourself before booking — if dust is deep inside them, say so in the scope.

**The clean was booked too early.** The second likely reason is that the clean was booked before the renovation team's cutting, sanding and rectification work actually finished, so dust from the final days of work settles right back onto surfaces already cleaned. Safe check: get a firm end date from the renovation team in writing before you fix the cleaning date.

**Protective film and adhesive residue.** The third reason is protective film and adhesive residue left on new fittings and glass, which needs a different removal approach from general dust and is often left out of a standard deep-clean package unless you ask for it by name. Safe check: note which fittings still have film or stickers on them and list each one in the quote request.

## When to call, and how urgently

There is no safety urgency here — this is about timing and scope, not danger. The only real risk of waiting is scheduling: book a cleaner too far in advance and the works overrun, so you pay for a clean that has to be redone; leave it too late and moving day arrives with the flat still dusty.

Book once the renovation team gives a firm end date for dust-generating work, and leave a buffer of a day or two before the clean to inspect the finished flat yourself.

## What it costs

Ask two or three for a written quote instead.

When you ask, give each cleaner the same description: floor area, number of rooms, condition (light, moderate or heavy construction dust), and photographs if you have them. Ask how many people will attend, the expected duration, and whether equipment, supplies, transport and GST are included. A quote for "deep cleaning" with no scope attached is not comparable to another company's.

Ask what happens if the job runs over the quoted time, and whether a return visit for anything missed is included or charged separately.

## Who to call, and how to judge them

HDB states that a flat's renovation works must be carried out only by contractors from its Directory of Renovation Contractors, so confirming your renovation contractor's registration is a separate check from the cleaner you book afterward. There is no equivalent public register for cleaning companies.

An ACRA registration confirms the business exists, nothing more. NEA runs initiatives to raise the standards, productivity and professionalism of the cleaning industry generally, but that is an industry-wide push, not a licence you can check company by company. Prefer a cleaner who walks the scope room by room with you before quoting, over one who quotes a flat rate for "the whole flat" without seeing photos or a floor plan.
