# Roof leak in Singapore: what to check first, what it costs, who to call

A roof leak in Singapore is usually a [waterproofing](/waterproofing) crack that heavy rain finds first, and it often shows up worse during the wettest months of the year. Whether you arrange the repair yourself depends on whether the roof is your own or common property.

## What to check first

Before booking anyone, note exactly when the leak appears (during rain, hours after rain, or constantly), where the stain is relative to the outer wall, and whether the roof above is common property or your own. Those three answers decide who you call first.

Check the ceiling stain's shape and edge. A stain that grows during rain and stops soon after usually means an active crack; one that stays damp long after the rain stops can mean pooling water rather than a fast leak.

**A leak that returns after a first fix (third).** A leak that returns after a first repair is the third pattern, and it usually means one fix did not address the whole crack. HDB's guidance notes that contractors will recommend a repair method based on the severity of the leak and the flat owners' needs, and that some ceiling leaks may require multiple repair methods. A roof leak is the same: one patch is not always the full fix.

## When to call, and who

Report it to your Town Council first if you are in an HDB flat and the roof above is common property — this is the most common situation for a top-floor unit, and the repair cost and arrangement is not yours to carry alone.

Larger roof repairs can require a Qualified Person, not just a contractor. Ask two or three for a written quote instead.

Give each contractor the same description: when the leak appears, where the stain is, how long it has been happening, and whether a first repair has already been tried. A quote for "fix roof leak" with no history given is guessing at the scope.

Ask whether the quote includes tracing the leak to its source before quoting a fix price, and what happens if the first patch does not hold through the next heavy rain.

## Who to call, and how to judge them
