Why there is no public range
Pest control is quoted after someone has looked. The pest, the spread and the building all change the work, so operators quote per job rather than per price list. That is defensible. It also means the first number you hear has nothing to anchor it against, which is exactly when homeowners overpay.
The fix is not to hunt for a benchmark that does not exist. It is to make three operators quote the same written scope, so the numbers become comparable even though none of them is published.
What moves the price
What moves the price is the pest, the size and type of the home, how far the infestation has spread, and how many visits the treatment plan needs. A cockroach job and a bed bug job are not the same work and should not be quoted as one line.
Bed bug work costs more because of what it involves. NEA states that the typical treatment and control plan for bed bugs involve a combination of non-chemical and chemical methods, such as vacuuming, hot laundering, steam and heat treatment, elimination of harbourages, and the use of insecticides. That is several hours of labour and equipment across more than one visit, not a spray.
Cockroach and general household treatment is usually cheaper per visit but is rarely a single visit either. Under Singapore Standard SS 721:2025, pest management work is built on Integrated Pest Management principles, advocating a shift from reactive chemical treatments to proactive, science-based approaches. A quote that offers only spraying is quoting an older way of working.
Home type matters too. A three-room HDB flat, a five-room flat with a store and a yard, and a landed house with a garden and a drain line are three different inspections. Say which one you have when you ask.
What a quote must show
Treat a quote with no scope line as unpriceable. It must name the pest, the rooms or areas covered, the number of visits, the interval between them, and what happens if the pest returns inside the contract period.
A quote must name the licensed operator doing the work. NEA registers Vector Control Operators, and a registered operator must employ a licensed and dedicated vector control technician, with at least 3 years of vector control work experience. Ask which registered operator the invoice will come from. Some quotes come from a booking agent who subcontracts the visit, and the name on the quote is then not the name of the people who turn up.
Ask for the treatment method in words, not brand names. "Gel baiting in the kitchen and yard, two visits three weeks apart, plus an inspection of the rubbish chute hopper" is a scope. "Comprehensive pest solution" is not.
The extras
The extras that surprise people are the follow-up visits, the after-hours or weekend surcharge, GST shown as a separate line, and preparation you are expected to do yourself, such as hot laundering and clearing clutter before a bed bug treatment. That preparation is real work and real cost, in laundry and in time, and it is often assumed rather than stated.
Two more to check before you sign. First, whether the price is per visit or for the contract; a low per-visit figure across six visits is not a cheap contract. Second, whether a re-treatment inside the warranty period is free, chargeable, or free only if you completed the preparation exactly as instructed.
How to compare three quotes
A one-off treatment buys one visit. A contract buys a programme: inspection, treatment, and a return visit that tells you whether it worked. For cockroaches and bed bugs the second is usually what the job needs, and the price difference reflects that.
So compare like with like. Put the same description in front of all three: the pest, where you have seen it, when it started, the home type and rough size, and whether anyone in the home has a sensitivity that limits what can be used. Then compare total contract price, number of visits, and what the warranty actually covers — in that order, not headline price first.
